Hi there.
Does anyone know, if land is in another member of my wife's name - what is the process to getting it changed to her name and how long does it take? Forgetting the money side of this as that is sorted out already. Thanks. Jon, Pat and Jack All the best, Jon, Merl and Jack. Debate is the best form of democracy... |

have just done this three weeks ago.my wife went to the amphur and did it in a couple of hours.it cost me 10,000 baht on top of the 90,000 i paid for the land.

My wife's land was in another family name. It was her mother. We went to the local land office with the deeds and filled in a few forms. The surveyor visited 3 weeks later(not much use to us as we already returned to the uk by then) to make sure the land was the bit on the deeds and filled his report. The following year when we returned we went back to the land office to finalise. Normally if there is money to be exchanged you do it in front of the land register official. Ensure you make loads of copies of all forms including the deeds prior to visiting the office, otherwise you will running around trying to find a photocopier. Last thing you the husband needs to be present to sign a form stating it's not your money buying the land and you will not have any claim on it.

we didnt exchange money in front of the people, we did that back in the village, the women my wife bought the land off also said my wife paid more for it then she actually did, 86,000 bht for 3 rai but on paper it was 130,000 bht????? |

All I can say is when we went to the land office, there were others exchanging land and the money was exchanged via the official and reciepts exchanged.This would make sense as the sellers could in fact back out after monies had been handed over and lay claim that money was never exchanged otherwise. If your purchase worked then fine. Personally I would want an official rubber stamping the deal so there can be no come backs. My brother in law bought some land and insisted the deal was done via the land office as he doesn't trust his own kind (Thais). Tel |

all paper work was stamped lady who we got land from took paper away till she was paid for it, she was paid cash back at her place, i know anything could have happened wifes brother is village headman dont think its in his interest to do anything silly, still he got the price for 2.45 rai even though on paper its 3 rai so not arguing with that |

Thanks for the replies. Perhaps I need to detail the situation a bit more. The land was originally in my wife's grandad's name. The land papers were used to buy someone in the family out of prison about 5 years ago. I sent the money to my wife via western Union (great way to send money quickly - if not a little expensive - £100 charge to send £3000 - but immediate). Pat (my wife) then paid this into her account. Then got a solicitor to draw up a guarentee that once the land was released - The land would be changed to my wife's. - are you getting me so far. This part is done and the land is being surveyed on 2nd November. I cannot go out there due to work commitments. Once the survey is done it is 2 weeks to change the name. This is all being done in Chantaburi. My wife is very wary of telling people she is married to a farang as we all know the dollar sighs start to appear in the official's eyes once they know that. My wife's cousin apparently knows someone in the land registry office so I wonder if a bit of bribary will speed things up a little. Once the name change was done the plan was for Pat to get a bank loan there with the land and we would pay it back over a few years eachtime we visit Thailand. I know this may sound odd why I am doing this this way but I am not made of money and this is my wife's 5th flight to Thailand this year (a long story - wifes father died in January and this knocked Pat for 6). jon no problem getting a bank loan with the land paper as long as it is either of the two paper full chanote or the next one down, will have to be in mrs name the bank loan though...

If the corrupt officials think you wish to move quickly them they will be expecting a bung. Without knowing your wife's cousin, is he genuine? do you know him? what's in it for him? My wife is very wary of telling people she is married to a farang as we all know the dollar sighs start to appear in the official's eyes once they know that. Her cousin knows she is married to a falang, has he told his mate that at the office? Be careful! These are the questions you need to think and talk about. You could suggest a little something if that's the way you want to go, but don't pay up until the business is done. Some may think I'm being over cautious but I have been around Thai's over 30 years family and friends so called. would part with your hard earned cash to a stranger in the UK? Tel |
