Can't help you with building plans, but I believe there are previous threads with such links.
You have, however, raised a subject close to my heart as we have just had about 25 people sleeping in our house over an extended weekend. It was a special occasion and I was happy to have them there, but I was equally happy to see most of them go. It has only become clear, however, over the last week or so, the extent to which the memsahib has apparently made plans to have her family move into the place. I would find a door locked, and be told "Oh, that's X's room, yes, he has the key." I had to tell her quite forcibly that X didn't live here, he would never live here, and I'd bought the place for her and me to live in. Result, one very hacked off son leaving with the crowd yesterday, but I don't care, he's just a brainless ****** who is at the whisky bottle at 9 in the morning, and there's no way I'm going to tolerate dross like that in my house during my retirement. We go to the solicitors tomorrow to sign and register my 30-year lease on the property.
If you do build your own place, make the ground rules very clear from the start about who stays there and for how long.

John, you mention the 30 year lease. I intend doing the same, can you enlighten me as to this process. Is it relatively straightforward to do this?

Presumably you see a Thai, and hopefully English speaking, local solicitor who arranges the paperwork? What cost have you experienced and what is the time form start to finish for the paperwork. The land is to be purchased in my wifes name this October, can i get these papers drawn up in approx 4 weeks whilst im in Los?

Thanks for you help and advice in advance.

Adam.

The statements on iamkohchang are wrong...

"Addendums can be added to allow for options to extend the lease for additional 30-year terms upt to 60 or 90 years."

30 years is the maximum...anything else is unenforceable.

Anything like this is against the "spirit of the law".

I had no intention of going down the 30 year lease route, I was only going to shell out around 7k and the place was going to be built next to her sisters, mums house.. I live outdoors over there cant see the point of spalshing out on some grand place, feel it a bit wrong for the people around as well.

My wife has made it clear that the place will be locked when we arent staying there and no family memebers will be able to simply walk in when they feel like it, she has even suggested putting a small fence around to seperate the place from the rest of her family..

I got sick of getting being woken up by my sister in law chopping beef up at 5am, my wife running around cleaning up and cooking for everyone whilst she was on her holiday when her lazy daughter stayed in bed doing nothing, she soon changed when I took back the Atm card off her which we let her use to draw money every month..

I thought it was a relatively straightforward process, but a hatchet-faced female at the Land-Registry Office in Banchang threw a spanner in the works this morning when we went to register the lease - something to do with the amount of rent declared on the agreement. I don't want to say too much at the moment until I fully understand what's going on, but from some of the things she apparently said to the missis, I think she's exceeding her authority. But it entails another trip back to the lawyer in Jomtien Mad

When I get an outcome I'll either post or PM you. You should, however, be able to fix everything well within 4 weeks. I'm slightly on tenterhooks now as we go home on Sunday night Cry
