A piece of land has become available just across the 'road' from my wife's parents house about 34k outside Surin in a small country village.

There was a house there until a few days ago when it was dismantled (apparently to sell the wood). The land is a bit less than one Rai is size, did have an electrical supply. Water comes from a well which serves her parents place also - there is village water and sewage services available. There is no phone line at present - apparently there was a line to the village until somebody stole the cable!!

The asking price is about 350,000 baht which seems a bit high from reading other posts but then I've heard prices are on the increase in Isaan? Does anybody out there have recent/current land price experiences. Any advice would be much appreciated

No actual experience, but have been reading around quite a lot, as we are thinking of buying some land in the same sort of area. From what I've read, the price you mention seems extremely high!! We are looking at farmland, so not the same as you, however for that sort of location I would have said you shouldn't be looking at more than 150k per rai. I would say they are bumping the price up considerably as they know there's a farrang involved!

Get the family to check what price land in the area has sold for already. When we bought some more land it then became easier to negotiate a better price when that no one in the area would pay the price she was asking!!!..

Re: The ad in your link:
307 sq.wah = approx. ¾ of a Rai ... for 650,000 baht!
The land advertised there is 2km from Surin.

There does not seem to be a "price guide" for land in Thailand,apart from the logic of the nearer you go to the main towns or cities the higher the price.

Having said that the best way of buying land is through a relative or friend of some one who is selling, then before you actually buy seek the advice of someone else for corroboration of a reasonable valuation. ( preferably some one who is not a friend or relative of the seller or even you the buyer)

There are throughout Thailand "professional" people who specialise in selling to Falangs at the top end of the price range.

Prices for land in Issaan seem to be 150K upwards per Rai depending on the naiveity of the buyer and the proximity to town centre or the nearness to a lake or river.

Pattaya and BKK are a different deal and prices at the top end will be 1 Mil plus per Rai but the same applies, buyer beware of the real estate companies, lawyers and house salesmen who continually try to talk the market up and also the "proffesssional Thai's" who are in the know about where the land is that is for sale.

Because of the recent down turn in world economies the Thai land market should be getting into a "buyers market" but I think that it will be another twelve months before they (The sellers) get the idea that when the markets get tough you cannot just put the price up!

If you are buyong land make sure that there is a "red chanut" ( Land registry document saying that the land has been identified, registered and free from any lien or mortgage)) Then Ok carry on and buy with the obvious proviso that you in the "unlikely" event of divorce, separation, death will be entitled to reside in and on the land that you have paid for, for at least 30 years.

As the "poster" I have self edited this post and of course expect that those with similar knowledge to myself will understand all the pitfalls that are hidden within these words.
