Thanks to all the guys for your imput on post number1 post and sorry for not replying earlier but we are on holiday in LOS at this time.

Wan and I are looking for a house in the Bang Chang /Pattaya/ Sattahip areas.

We already have a nice town house in one of the Chock chai villages off Sukumavit in Pattaya, which, we have either rented to friends or used ourselves if free when we are on holiday. However We are finding Pattay itself a little too busy these days and would like to have a home where its a lot quieter, hence the areas I quote above.

My main reason for asking in the first place was because of the world economic situation.

If prices in LOS this next two years are going up then obviously we would be better buying now but if as I suspect the west suffers a major reccesssion then surely there must be knock on effect in house values in Thailand where the prices must also go down.
So what should we do?

Hi, I live on a Navy House estate at Sattahip Kilo 5, i.e 5 kilometers from Sattahip going towards Ban Chang. It is a very difficult question you're asking. Between Sattahip and Ban Chang there is a lot of new building going on, but there seem to be a lot of vacant proprties. If I listen to the locals, then property prices are still rising. But common sense tells me that with the world possibly in recession,is this good advice. The one thing in favour of price rises in Thailand however is, I've never known so many people emigrating from U.K. for the better cost of living in Thailand, and many other countries. If the exodus from the U.K. and other Western countries continues then the recession could be held back in Thailand. We can only guess, but I think more people will be moving out here.

Ban Chang appears to be more expensive than where I live, but there are a lot more farangs living there due to available work at oil refineries in Mattaphut, and the huge number of Golf courses in the area.

Are you looking to build or buy? I'd be glad to help you as I am reasonably familiar with the area now. I moved here 8 months ago. Good luck, Dave.
